Winterfest Boat Parade 2016 is this Saturday, December 10

The Winterfest Boat Parade – officially The Seminole Hard Rock Winterfest Boat Parade – is this Saturday evening in Fort Lauderdale and Pompano Beach.   The parade kicks off around 6:30 pm near down-town Fort Lauderdale and heads east to the Intracoastal Waterway, then north into Pompano Beach.

(Check out local bridge closings if you are driving in the area)

Hundreds of boats are decorated with lights and music – from small private boats to large party yachts.  The sight is truly spectacular!  Viewing parties are planned along the New River in down-town Fort Lauderdale and along the Intracoastal Waterway.  One of the best places to view is from the banks of the Intracoastal inside Hugh Taylor Birch State Park where the entry fee is only a few dollars.  For big spenders, nearly all the venues along the waterway have special events planned.   Check out the websites for Shooters, Flip-Flops, North Beach Village, and Bokampers.

Dog parks in and around Fort Lauderdale

South Florida can be a wonderful place to share with your four legged family members.   Dog parks and beaches can be found in every corner of Fort Lauderdale and the surrounding communities.

Keep in mind that along the main beach in Fort Lauderdale, there are limited areas that dogs are permitted on the beach, and when walking along the beach, dogs are restricted to the west side of the street.

Some of my favorites

Canine Corner in Pompano Beach:  Along Federal Highway at 10th Street (near the large park and small airport) is a well kept park featuring separate areas for large dogs and small dogs.  The park district also has several areas that can be taken offline or put into use letting parts of the park recover from excessive use – a nice feature to keep the pups out of the mud.

Snyder Park in Fort Lauderdale:  On the north side of Fort Lauderdale Airport and I595 (accessible from SR84) is a sprawling park with a large dog play area and a lake that’s accessible to dogs that may enjoy a swim.

Performance Pups in Hollywood:  Located on the south end of Tiger Tail Lake, Performance Pups offers a dock and beach normally used for advanced dog training but is open for play sometimes.  This facility is privately owned and there’s a fee to play on the beach and use the dock.

How do I sell my timeshare in Florida?

Or is the better question: CAN I sell my timeshare in Florida?Resport

I get questions from colleagues around the country asking for referrals here in Florida for agents that can sell a timeshare.   Since it’s the magical time of the year when folks start planning for their winter get-aways down to Sunny Florida, here are my tips for buying, and selling, a timeshare.

Plan Ahead and Buy Smart

The first thing to know is that you will over-pay for a timeshare if you buy from the developer or the on-site agent.   There’s a tremendous markup for the developer when selling timeshares right on the property.  However in established timeshare communities there are often timeshares that can be found on the secondary market for less than half the price the developer is offering, and can be as low as a dollar.    Yes.   $1.   A buck.

But don’t forget that your timeshare costs far more than the purchase.  The annual fees can amount to thousands of dollars.   Typically around $7,500 per year.

When buying, consider forming a Limited Liability Company to take title to the timeshare.    Friends of mine have purchased several timeshares in the name of the LLC and when they decided they didn’t want the timeshare anymore, they just stopped paying the maintenance fees on it.   Eventually the timeshare company will take the timeshare back although they won’t want to.    The LLC limits the liability to the assets of the LLC so the timeshare company can’t come after you to pay the monthly maintenance in arrears.

If you haven’t planned this far in advance, you probably own the timeshare personally.

You might be able to try the same tactic with the timeshare management company – stop making your monthly maintenance payments and try to negotiate for the company to simply take the timeshare back.   However this isn’t always successful and you could wind up with derogatory marks on your credit report because of the late payments.  At the very least, expect that your account will be turned over to a collection agency and that they will begin a campaign of merciless harassment by phone and mail to get you to pay your past-due maintenance fees.

Sell with a timeshare liquidator

One of the largest timeshare selling companies is Sell My Timeshare Now:  www.sellmytimesharenow.com however this is more of a listing company for folks trying to sell “By Owner” on their own.

Another is Buy a Timeshare: www.buyatimeshare.com.  This company is more like a listing company that charges a fee to broker your timeshare sale.

There are a few companies that will purchase your timeshare from you – often times at a huge discount.   But if you just want to get out from under the maintenance charges, this might work for you.  They come and go so quickly my recommended companies are no longer in business but a Google search should turn something up.   Just make sure that during the transaction, the company takes on full responsibility for the maintenance and any other payments.

There is a Timeshare Users Group with loads of user-generated content about selling un-loved and un-used timeshares.  www.tug2.net

Last but not least is Redweek: www.redweek.com where users can post their timeshares for sale or for rent, or try to GIVE them away to other users.

Do your research.   A great website to see if there are recent sales in nearly any timeshare resort is Sharket:  www.sharket.com

Avoid the scams

Since we have already determined that a local Realtor may not be able to handle the transaction, and you’re anxious to be free of the monthly maintenance and other responsibilities, know that thousands of other folks are in situations just like yours.   Watch out – there are probably dozens of timeshare peddling scams going on at any given time.   A good rule of thumb: don’t deal with a company that has any upfront costs higher than $100.    You really should only need to pay a “By Owner” type of marketing company for the use of its website, its promotional prowess and good name.    You should only pay a company that works as your “Agent” in facilitating your sale after the transaction is successfully consummated or closed.

They used a data set of 31 key metrics that ranged from “cost of living” to “public-hospital rankings” and “percentage of the 65 and older population.”

Development Update: Metropica in Sunrise

Metropica_Final-View-05_RThe folks from Metropica stopped at the office this week to present the plans for the enormous development located in Sunrise near the Sawgrass Mills Mall.   The community is planned on 65 acres and will feature condominiums, hotels, retail and apartments in an urban retreat where residents never need to leave the property.

Ultimately, the master plan calls for shopping, restaurants, wifi everywhere on property for residents, five-star health clubs, 650,000 square feet of office space, 2,250 residences, 3,600 parking spaces, two hotels, all encompassing 4-million square feet.

Tower 1 is on offer at this point featuring 1, 2 & 3 bedroom homes ranging from 740 to 1,379 square feet.  Ground breaking is set for First Quarter 2015, and delivery 3rd quarter of 2016.    For a development with quite stylish finishes and amenities, prices are remarkably affordable.  One bedroom homes are currently priced from $280,000 to $350,000.   Two bedroom homes are priced from $365,000 to $588,500 and a three bedroom floor plan is offered from $523,000!

Deposit structure is 50% as development progresses.   10% at reservation and 10% at contract.   20% at ground-breaking and final 10% at top-off.

The first tower offers features such as pool and sun-deck, massage therapy and health club, tennis, concierge, outdoor summer kitchens for entertaining, indoor theater for residents, pet run, storage facilities, and a rental program that can be administered by Metropica Realty.

Fits and finishes inside the homes appears to be spectacular from renderings.   Interior design is by YOO Design Studio featuring porcelain tile in the living and bedroom areas, floor to ceiling glass windows, and amazing balconies.   Kitchens are spec’d out with porcelain flooring and back-splashes, contemporary kitchen cabinetry, quartz counter-tops, stainless steel appliances, and plumbing fixtures by Hansgrohe.

All Aboard Florida – Rail Service from Miami to Orlando – Full Steam Ahead

Your Guru had the privilege of attending a community meeting and presentation for the new rail service called All Aboard Florida that will offer service between Miami and Orlando.   Differing from our current Tri-Rail service, All Aboard Florida is envisioned as a high speed rail corridor whisking passengers in a premium level of comfort from Miami, to Fort Lauderdale, West Palm Beach, and onward to Orlando.

The meeting was quite interesting as local residents of Fort Lauderdale assumed that they would be able to offer some sort of community input, and fully expected that this development would follow normal protocol for quasi-government construction.    However in an interesting twist, All Aboard Florida is a completely privately funded venture.   The company is a distant descendant of the original Henry Flagler Railway, now known as the Florida East Coast Railway.   The new rail line will follow the existing railway that runs through the heart of Miami, the eastern cities, downtown Fort Lauderdale, downtown Oakland Park, and feature walkable rail stations in the communities where stops are planned.

Funding was completed in January of 2013, and construction began immediately.    Rail service between Miami and West Palm Beach is scheduled to begin in late 2016, and service continuing onward to Orlando is scheduled to begin in early 2017.

The train station in Fort Lauderdale will be located to the north of Broward Boulevard, where 6 acres is being transformed into a transportation hub to meet additional buses and taxi service.   The Miami station will be located by the American Airlines (Miami Heat) arena on the site of the original Henry Flagler Railroad Miami station.

Improvements to the single rail line will be the addition of another set of tracks, and in some sections, a third.   Seamless single-rails will replace all existing track before service begins and All Aboard officials promise this will make the trains run much more quietly.   New rail crossing systems are being installed already, and these modern crossing systems have gates that block the entire crossing on both sides of the track.   This also allows trains (including current freight trains) to approach crossings without using their horns – another promised benefit to the upgrades.    What no one can answer at the moment is what the additional 16 north-bound and 16 south-bound trains per day will do to traffic in areas like downtown Fort Lauderdale along major thoroughfares.

The luxury train sets are already being built by Siemens in California and are planned with quiet cars (no kids), Wi-Fi available (no word whether free or paid) and the Orlando hub will allow visitors to jump onto alternate transportation to Disney World and to Downtown Orlando.

On August 9, 2014, at 4:00 PM, the RiSKi AC will host the Second Annual Community Care Race and Ride, a scavenger hunt ride and race through the streets of Fort Lauderdale, to support the Poverello Center.

Real Estate Porn, Online Listings Accuracy, and the age old battle between consumers’ desire for information vs. Realtors controlling information

Today’s blog post pretty much wrote itself after I posted on Facebook an article describing how much online traffic the two big online Real Estate portals, Zillow and Trulia, have versus the portal controlled by the National Association of Realtors – Realtor.com.   Faithful readers began a lively discussion and the entire transcript evolved into an entire blog post.    Enjoy!

Zillow and Trulia get more than double the online traffic than the next three major online real estate portals combined, including Realtor.com. Even though listing data on Trulia and Zillow is more frequently wrong or out of date. Do people LIKE being lied to? I guess they don’t call is real estate porn for nothing.

The Beyond Syndication 2014 report by Arizona-based Clareity Consulting, a real estate industry information technology consulting firm, said that Zillow and Trulia’s real estate networks’ Web traffic totaled 84.6 million unique visitors in May.

That compares with the 40.2 million combined unique visitors in May of three other online real estate networks, the Clareity report said, including Move Inc., which operates NAR’s Realtor.com website.

Nelson asked:   This is so true. What is the best app for more accurate info? What do you recommend?

I replied:   On a nationwide basis, the most accurate online portal is Realtor.com. For local searching here in South Florida your favorite local agent or brokerage. My MLS on my personal website contains data from our local MLS. Check out www.sunshineguru.com. For a handheld app, use my app – pulls the same data. Mike asked:   Without access to the MLS, those sites give more information than any of the other ones – even if it is wrong, most people don’t know that. Looking at any one company is only going to show only its own listings, and not every one lists with multiple services. It seems as though those 2 sites have the most listings and most exposure… SO – if that’s not true, why hasn’t the competition stepped up its game? I understand the need to keep the MLS to the pros – but consumers obviously want a way to search for listings themselves before or during a realtor comes into play. Is there an alternative?

Joe asked:   In my humble outside the bizz opinion it is because when you search an address they are at the top of every search, so they are paying the search engines to display them first. I agree about the inaccuracies. Zillow at one time was displaying my property for sale when it was not for sale and was not on the multi-list. Some agent who had a criminal record somehow created the listing on Zillow. I was so worried that I called the security guards to notify them my place was not for sale and not to be shown.

I replied:   Zillow and Trulia get most of their data from local MLS feeds, but they don’t do a very good job of making sure the data remains accurate when prices change, or when properties sell. That’s why often you see inaccurate prices, or properties listed that are not for sale.

The best online database on a national level is Realtor.com. Sadly they’re behind the curve as far as the sophistication of their website is concerned. But they are almost finished with a comprehensive overhaul so the site might leapfrog over the other two later this year.

Trulia also owns the website “Postlets.com.” and when a private home owner or a Realtor creates a Postlet for a particular property, it pushes that property data up into the Trulia database. But a Postlet has a few problems. (1) anyone can create a Postlet for any property. If I were to create a Postlet for a house, then that house would show up on Trulia as an active listing. (2) Postlets don’t have accurate property information about the status of the listing. No one polices when a property’s price changes, or when it goes under contract. So some properties that are listed by Postlet creation just live in the database in perpetuity.

Local websites, for both COMPANIES and for AGENTS usually get their feeds of property data from their local MLS.   So MY website, and MY handheld app reflect exactly what is available in my local MLS. Same for my office’s website, and should be the same for you as well. For example, my brother-in-law likes using the website for Rubloff because he just likes it best. Other people like the website for @properties, or Coldwell Banker. But each LOCAL office website should be accurate in your market. The down side is that these public websites only display current homes for sale. By agreement, they cannot display historic information or sold data for specific properties.

This happened to me as well. Trulia has some sort of database hiccup where a LOT of local (south florida) old Postlets got sent to Trulia by mistake even though the postlets were old and long expired. In that massive data dump, my hose showed up as a new listing as well, and having such nosy neighbors, I had a stern knock on my front door one evening this spring with my next door neighbor demanding WFT I was doing by selling my house so quickly after moving in. The data included all the old photographs and listing information and you’d never have known that the listing was a complete and utter fabrication.

Mike commented back:    That down side you mention is a big one – I look at it from the consumer side… As society moves towards (or gets more comfortable in) an “information at your fingertips, i want it now and don’t want to talk to anyone” mentality with the internet, sites like zillow and trulia DO offer sold data and historic information (again – whether it’s right or not doesn’t matter because no one is telling anyone that it’s wrong, and I honestly think it’s more informational than anything else). That information can help someone say “well, maybe I could sell my house,” or “prices are lower now than 5 years ago – maybe I can jump into the market,” or even they’ll find something their realtor missed cause people are never clear in what they’re asking for. Is there data to show that people aren’t using realtors because of these sites? Anything we saw on Zillow had a realtor attached to it if we wanted to see something. I’ll be interested to see the realtor.com changes and whether that reporting is accurate or not.

I replied:   The changes that Realtor.com will release will of course be mostly to the usability of the site, the community aspect (Trulia also owns Active Rain – a very popular online community of agents and active property afficianados) but they will never release the historical data. The level of people who buy, and who sell, with a Realtor stays historically fairly constant with fluctuations due to market conditions. When the market is hot (like now) you see more FSBO sellers able to sell successfully. But the number of FSBO sellers does stay remarkably constant around only 12% of transactions. Sometimes more, sometimes less, but right now 88% of FSBO sellers will eventually list their homes with a Realtor to sell. The reason is the whole concept of “Agency.” It means “I stand for you.” You hire me to sell your home, and it’s not just the MLS, or the fluffy brochure, or the coffee and crumpets at open house. But the entire concept of me (and my network of colleagues, extended through the MLS) going out, finding a good qualified buyer, negotiating with them, and making sure they fulfill their terms of the contract, that has stood the ages. The whole concept of Agency in this way has been in place since Feudal England and apparently no matter how much information that home buyers and sellers gain access to can negate the underlying principal of having one person representing YOUR interests, working their contacts and sphere, and getting someone to come to the table with a giant pile of money to exchange for your property. Or the other way around in the case of an Agent working for a buyer.

Oakland Park Condos and Townhomes

Living in Oakland Park is remarkably similar to living in Fort Lauderdale as the City of Oakland Park is surrounded by Fort Lauderdale on all sides. The community is located mostly east of I-95 and consists mainly of my favorite 1950’s and 1960’s Florida Atomic Ranch homes.

Originally incorporated in 1925 as the town of Floranada but the town went bankrupt after the hurricane of 1926. The town was incorporated again as Oakland Park in 1929.

A small, but quaint, downtown area is undergoing a revitalization project featuring new streets and sidewalks and a push to attract new businesses to a hometown style main street just east of Dixie Highway, and to the north of Oakland Park Boulevard. A new attraction is the Funky Buddha Lounge located on 38th Street just north of the Downtown area. This enormous brewery features a myriad of home-made beers and a selection of food from gourmet food trucks that are brought in on a themed and rotating basis.

Although Oakland Park can be a quiet little suburb, it’s well located for commuters who need access to I-95, and enjoy the attractions like the beach and nightlife in Wilton Manors.
